For this year’s HGTV Dream Home, a dated 3,200 square foot three-bedroom, two-bath Mediterranean-style home was selected and transformed into a modern southern farmhouse that takes advantage of the spectacular waterfront view. As the exclusive hardscape sponsor, Belgard helped make the most of the home’s outdoor living areas. Just take a look at these dramatic before and after exterior images.

Driveway

The cracked driveway was replaced with a new tailored paver driveway, which consists of a two-color blend of Catalina™ pavers laid in a 3-piece modular pattern. The driveway was trimmed with a contrasting sailors course of charcoal-colored Catalina pavers. To tie the look together, the concrete porch was overlaid with coordinating pavers and trimmed with charcoal-colored Bullnose Coping. New Old York™ paver walkways add additional charm and provide paved pathways around the sides of the home.

Backyard

Renovation of the backyard focused on taking advantage of the picturesque landscape and dramatic lakefront views. The existing poured concrete patio was overlaid with Catalina™ pavers to provide a cohesive look that mirrors the entrance to the home. The outdoor living areas were extended with a combination of composite decking and Old York™ pavers to provide a variety of entertaining zones.

Poolscape

The existing poolscape was rehabbed with the help of a two-color blend of Catalina™ pavers and complimentary granite-colored Fountain Head Coping that allows the patio pavers to seamlessly integrate with the pool. The patio was extended with composite decking to provide a relaxing lounge area.  pool2-after2

A stylish new built-in gas Bordeaux Grill Island adorns the poolside dining area. The grill island boast the look of stacked stone and is capped with midnight-colored accents that coordinate with the decking and paver tones and provide ample prep and serving space.

The poolscape was also extended on the opposite side with a pergola-covered composite deck that provides additional outdoor dining and relaxation space. The paver and decking tones are all in the transitional brown-grey family to provide a cohesive design scheme that carries through to the interior of the home.

Fire Pit Patio

The pergola-covered deck opens onto a newly added fire pit patio. Old York™ pavers provide the setting for the circular Weston Stone® fire pit and welcoming Adirondack chairs that are soon to become a lucky family’s favorite gathering spot.

Outdoor Living Trends in New Home Construction

For over a decade, the gradual trend has been for homeowners to transform the formerly open backyards of existing homes into definable “outdoor living” spaces. In new home construction, however, this phenomenon has grown exponentially in more recent years to the point that outdoor living has becoming a standard feature at just about any price level. Although upgraded outdoor living spaces are more common at higher price levels, new construction home buyers at all levels want to know that they’ll be able to live in and enjoy their outdoor spaces. According to builders, realtors and landscape architects, some definable trends have emerged as being “highly desirable” to potential buyers.

Indoor/Outdoor Convergence: For several years, the trend has been to create outdoor living areas that mimic indoor living. This has evolved in a way that with many new home designs, there is no distinct separation between the indoor and outdoor spaces, but more of a fluid separation between the two areas. These types of designs might incorporate floor-to-ceiling retractable glass walls, stackable doors or floor materials that contribute to that sense of flow. For example, Belgard Porcelain Pavers were designed for outdoor use, but coordinate with a line of interior porcelain tile, which allows for the same flooring aesthetic to be used both inside and outside of the home.

Fully Functioning Kitchens: Although this trend is more typically seen in higher priced homes, smaller homes are jumping on the outdoor kitchen bandwagon, even if on a smaller scale — like with a simple built-in grill. But for mid-level homes and above, buyers want an outdoor kitchen with all the conveniences of an indoor kitchen, and then some. In luxury homes, the outdoor kitchen often costs more than the indoor kitchen, with amenities that incorporate everything from dishwashers to brick ovens. In many cases, the outdoor kitchen also functions as an outdoor bar and includes items like roll-top beverage coolers, kegerators and wine refrigerators.

Integrated Audio/Visual and Lighting: New homes of every price range are incorporating outdoor televisions and sound systems, even if on the smaller scale of an outdoor-rated bluetooth speaker system. Mid-level homes and above are taking the trend to the next level with outdoor sound systems that are integrated with the interior of the home so that the same music can be played inside the home as outside, which follows the indoor/outdoor convergence trend. With the rapid advance of smart phone technology, this can be taken to an even higher level with systems that can operate off of a mobile app to control every electronic aspect of the outdoor living space, including TVs, sound systems, lighting, fire features and pool equipment.

Intimate Outdoor Spaces: Home buyers are interested in having a relaxing outdoor living area where they can socialize and unwind, creating a trend towards more cozy seating areas, often incorporating a fireplace or fire pit. Some experts relate this trend to the fact that there’s typically a TV in every room of the house, so a cozy outdoor space away from a TV can be a place to escape. Unlike expansive outdoor kitchen spaces, which may be limited to luxury homes, an “outdoor retreat” can be created on a smaller budget and appeals to buyers at all levels. In fact, a cozy outdoor space can easily be created by adding a freestanding wall or two. With the help of a few staged furnishing, potential buyers can get a feel for how they would live in the outdoor space.

Sustainable Design: According to the American Society of Landscape Architects, this year’s top trends in landscape design include both rainwater harvesting and the use of permeable pavers. Although a standard permeable paver installation simply allows water to filter through the paver joints into the ground below, a permeable paver system can be designed to also harvest and recycle rainwater, converging these two trends into one and allowing the reclaimed water to be used for garden irrigation and other uses. What exactly is a porcelain paver?

Mirage porcelain pavers have a similar look to indoor tiles, but are thicker and more durable. Indoor flooring tile is typically about 1/2 inch thick, whereas Mirage pavers are available in 3/4 inch thickness for patios and walkways and 1-1/4 inch thickness for driveways. More economical than natural stone, Mirage has a non-slip surface and won’t absorb stains like travertine. Mirage pavers are available in a variety of interpretations of stone, wood, and concrete textures, as well as a variety of modular shapes, with many large stock sizes that coordinate with today’s design trends for larger pieces. Additional designs and sizes can also be special ordered, including large slabs for steps and outdoor kitchen countertops.  Mirage also provides the unique installation flexibility to install over sand, grass, gravel, or concrete.

Maintenance Consideration

The true beauty of Mirage is that it’s virtually maintenance free and incredibly durable. It wards off all stains including red wine, acid, and oil. The color will never fade, and it never needs to be sealed. There is only minimal color variation from unit to unit, unlike with natural stone, which can vary greatly. And unlike natural stone, Mirage won’t discolor or allow moss or mold growth. Ten years from now, if you want to add a section, the color will match. If a paver should crack or chip, it can easily be removed with a special tool and replaced. Mirage can be cleaned using any type of cleaner and can withstand pressure-washing without deterioration of the finish. Mirage is also frost free and resistant to thermal shock caused by freeze and thaw cycles in colder climates.

Using Walls to Create Intimacy

Whether working with a large open space or a diminutive courtyard, creating a sense of intimacy in outdoor design can often be illusive due to the inherent openness of the outdoors. However, through the use of dimensional design elements, such as Belgard retaining and freestanding walls, an intimate outdoor nook can be merely a garden wall away.

Belair Wall® was used as a retaining wall for erosion control on this sloping landscape, but also provided an element of privacy and a backdrop for a cozy outdoor living room. Wall sconces were affixed to the wall in a random pattern to soften the look of the stone and awash the conversation area in candlelight.

Create a Feeling of Closeness

Adding walls to an outdoor design, whether an 18 inch seat wall or an 8 foot retaining wall, will help to develop a feeling of closeness, which is the first step to creating an intimate nook. It works well to design with walls around 18-20 inches in height. This size wall offers multiple uses and can define an area without creating a boxed-in feel, while at the same time offering additional seating for large gatherings.

The Organic Rule of Thumb

If an outdoor space looks cold and uninviting, odds are there are not enough organic materials mixed into the design. Elements like wooden arbors or various levels of vegetation can add texture, provide shade, soften the space, and add to the feeling of closeness. Wood, either painted or natural, makes a space more inviting. Stone adds richness, but organic materials add comfort.

The ultimate in organic design includes incorporating the elements of water or fire. There’s nothing more intimate than a fire pit. It touches people of all ages. Place a 6-year-old girl, a teenage boy, and a 70-year-old man around a fire pit, and they’ll sit and tell stories to each other for hours. And in the summer, you can add a plastic liner, fill the pit with ice, and use it as a drink station. No matter what time of year, it will be everyone’s favorite spot.

Use Elevation and Dimension to Your Advantage

A sloping landscape, although attractive, can typically be unusable space. Belgard products can be used to create a terracing effect. By combining steps, pavers, planters, and retaining walls, you can create a series of planes at various elevations that now become areas of usable space with walls that can be used as a backdrop for an intimate nook. And, you can do all of this without concrete footers, which eliminates a lot of the costs, code issues, and headaches of masonry.

Even consider how pattern integration in your paver design can complete the look. By varying color, texture, or pattern, pavers can further define the perimeter of the nook or create a rug-like design to add to the cozy feel.

Lighting is Key

Whether your intimate nook is next to the back door or at a destination location across the property, proper lighting is a key component to completing the design. Lighting should be bright enough to allow for visual comfort in the darkness without overpowering the space and ruining the mood.

Texture creates intimacy, and proper lighting will enhance texture at night. If you uplight a stone wall, the texture is incredible. It gives a warm feel and draws you out into the space. But, even some low voltage lighting can be too intense if placed improperly. You want to bathe the space in gentle light without blowing it out.
